What made you fall in love with Marbella and decided to live there?
Honestly? It was love from the first walk. Marbella has something magical in her – the sun for most of the year, the sea, palm trees, the slightly rhythm of life … Here man immediately feels easier. I love to wander around the Old Town, sit down in a local cafe with Churros and coffee, just soak up the atmosphere.
But this is not only a climate. Marbella is also peace and a sense of security. It is European, modern and at the same time very warmly. And this amazing mix of people – I meet here people from around the world, inspiring, interesting, often with beautiful stories. It’s hard not to fall in love here … and it’s hard to leave.
You run the brand Silva Properties Marbella. How was the idea to create a company specializing in luxurious real estate on Costa del Sol?
After a few years of experience in the sale of real estate, I knew that I wanted to offer more than just “keys to the apartment”. I wanted to create a process that is safe, transparent and adapted to the needs of the client – from the first contact to comprehensive property management. Marbella, as one of the most prestigious locations in Europe, was a natural choice – here luxury and quality go hand in hand with the beauty of the surroundings.
Why is Costa del Sol today one of the most attractive real estate markets in Europe? What distinguishes this region from the others?
Because here everything makes sense. It’s beautiful, sunny, and life flows more calmly than anywhere else. And you have great air connections, infrastructure at the level, good schools, restaurants and an amazing selection of real estate – from modern apartments to intimate villas with a sea view. People come here once … and stay forever. Just Costa del Sol gives you the quality of life that is difficult to look elsewhere.
What customers most often report to your company?
I work with both investors and private persons – some are looking for a safe capital deposit, others dream of their own place in the sun. More and more customers are thinking about moving permanently, especially from Poland and the countries of Central and Eastern Europe. There are also those who buy a second house to spend part of the year here and earn on rent in the rest.
The motivations that are behind the purchase decision – emotions or investments?
Both factors are intertwined. For many customers, the impulse is emotional – they fall in love with a climate, view or lifestyle. But at the same time they are looking for a safe and profitable investment. Costa del Sol gives both – a place to live and a deposit that is gaining value.
What myths do you hear most often from clients from Poland or Central and Eastern Europe?
The most common myth? That the purchase of real estate abroad is a complicated process, full of risk and language barriers. And the truth is that with the appropriate adviser it is a very liquid and friendly process. Another myth is the belief that you need to have several million euros – and I work every day with clients who buy beautiful apartments from 250-300 thousand. euro.
What is the step -by -step purchase process? What are the differences in relation to the Polish market?
The process in Spain is well structured. It can be summarized in five points: selection of real estate, booking it with a small deposit, then signing the preliminary contract and finally checking the documentation by the lawyer and finalization of the purchase from a notary public. Compared to Poland – the customer has more advisory support here, and the process itself can be carried out remotely, even without the need for arrival.
Your company offers comprehensive service. Can the customer invest remotely?
Yes, and this is something that customers love. You can buy the property remotely, without stress and unnecessary formalities. We deal with everything – a lawyer, credit, translations, transfer of real estate and renting if someone wants to earn. The customer gets care from A to Z. My goal is for the customer to have the feeling: “WOW, it was easier than I expected!”
What mistakes do people buy the first apartment abroad?
Most often it is a lack of patience and action on your own. Sometimes they choose the location only because “it looked nice in the pictures”, not taking into account, for example, travel or neighborhood. That is why it is so important to cooperate with a local agent who knows every corner and can realistically advise.
What trends can be seen today on the Luxury real estate market Costa del Sol?
There is an increase in interest in modern housing estates with green technologies, Concierge and Wellness, but also intimate villas away from the hustle and bustle. The importance of privacy, security and functional spaces is growing – houses where you can work remotely and live at full speed.
What three advice would you give someone who is considering buying real estate in Spain?
