How much money will it take to build your dream house in 2026?
A typical single-family house in Poland is made of brick and usually has a sloping roof. Anyone who dreams of such a solution is lucky – construction prices have slowed down in 2026.
It turns out that, according to Eurostat data, approximately 58 percent inhabitants of Poland in 2024 lived in single-family houses, although there are statistically more apartments in blocks of flats in Poland. The Central Statistical Office calculated in 2021 that residential premises constitute 63%. housing stock in Poland, and single-family houses constitute only 37 percent.
Statistically, the largest number of single-family houses are in the Ostrołęka, Skierniewice, Tarnów, Łomża and Siedlce counties, i.e. where small towns predominate and there are no dense buildings. Generalizing slightly: Poles from the eastern part more often live in single-family houses, and western Poland in apartments in blocks of flats.
The last year in which the construction of apartment blocks dominated in Poland was 2006. Then houses began to dominate. It was only in 2016 that developers took the lead, but a single-family house with an area of approximately 100 m2 with a garden remains the dream of most Poles. How much will you have to pay for them in 2026?
50 percent increase in house construction prices in 2026
Due to the pandemic and the increasing popularity of remote work, the demand for plots and single-family houses increased in 2020. From 2021, Poles felt a sharp increase in the prices of building materials and the costs of building houses. This was also the case in the following years.
According to data published by Sekocenbud, the construction of a square meter of a single-family house to a condition similar to that of a developer in the fourth quarter of 2020 cost an average of PLN 3,861 net. Five years later, i.e. in the fourth quarter of 2025, the expenditure amounts to PLN 5,792 net – an increase of almost 50%.
How much did each construction stage cost?
When building a house with an area of 100 m2, the most expensive stage is the open shell stage. Within five years, its cost increased from PLN 127,000. PLN to over 202 thousand PLN in 2025.
