How much does a new house cost in Poland? Experts checked
Do you want to buy a new house? See where there are the most in Poland and what are the prices.
Or maybe such a small white house? On the real estate market, new apartments attract the most, but developmental houses are also worth looking at. Experts of the RynekPierwotny.pl portal decided to deal with this segment. They checked what the supply and prices of new homes in the largest Polish cities look like.
Expert: “The new houses market is crushed”
The market of new houses for sale is crushed in Polish conditions. Price fluctuations depend mainly on the location and type of house – free -standing, twin or a private.
– In the case of the largest markets we analyze, the role of medium and even quite large development companies is more pronounced. This facilitates the analysis of the supply and its changes – explains Andrzej Prajsnar, expert of the RynekPierwotny.pl portal.
The market of new houses in the largest cities
According to the expert, of course, the most attention is paid to the changes regarding the Warsaw agglomeration market.
– The mentioned market in Q3 2025 stopped growing in terms of the size of the offer, which, however, still is impressive. The supply of new homes in and around Warsaw exceeds the total result from the Krakow, Wrocław, Łódź and Poznań agglomeration as well as the Upper Silesian-Zagłębie metropolis (GZM). In smaller markets you can also see a recent stabilization or even a decrease in supply. The exception is the Tri -City, where the offer of houses in Gdynia increased – says Andrzej Prajsnar.
New houses market – a price surprise in Gdynia
The offers of new houses are another aspect that can arouse interest.
– It is worth paying attention to the specifics of the surveyed house markets. Namely, the analyzed new houses are dispersed in a fairly large area of the agglomeration, so changes in the average offer price (regarding offers with disclosed prices) can be the result of e.g. a larger number of houses offered, which will be created closer to the center of the agglomeration. The type of home is also important – free -standing, “terraced” or twin. In addition, all tested markets (except for one) are small, which sometimes increases price fluctuations – explains Andrzej Prajsnar.
He explains that the above table includes Gdynia and Gdańsk separately. This is to show that price relationships from the house market are not obvious.
– On the market of new residential premises, Gdańsk is quite more expensive than Gdynia. In the case of new houses offer, the relationship turns out to be the opposite. The small market of new houses from Gdynia in terms of average prices of 1 sq m is located near Warsaw and Krakow (without agglomeration), where the average rates currently amount to about PLN 12,500 per sq m – notes Prajsnar.
What does the market of new houses look like in Poland?
They sum up the market for new houses in Poland remains heavily shredded, and the offer in the largest cities is still small compared to apartments. Warsaw and the surroundings are still leading in terms of supply, while in smaller markets the number of new houses is stabilizing or falling. The exception is Gdynia, where the offer is growing, and prices are approaching the level of large agglomerations.
