How many apartments are available for purchase? There is the largest selection in these cities
Where is the easiest way to buy a flat in Poland? In these voivodship cities, the choice is the largest.
Experts of the RynekPierwotny.pl portal analyzed the apartment market in eighteen voivodship cities, taking into account the purchasing power of remuneration, the availability of apartments and the cost of a mortgage. The report shows where residents can afford larger housing and how prices differ depending on the city.
Earnings and housing prices
Experts, citing the July GUS data, indicate that the highest earnings were tempted by Kraków, Warsaw and Gdańsk.
– Unfortunately, as it turns out, high earnings usually go hand in hand with high real estate prices, as exemplified by the mentioned metropolises. And vice versa, e.g. in Gorzów Wielkopolski, the lowest are both earnings and prices of apartments offered by development companies. There are also exceptions. For example, in Katowice, average earnings are one of the highest (including thanks to the mining industry), and prices – the lowest. In turn, in Olsztyn, the earnings are relatively low, and the prices of new apartments – high – says Marek Wielgo, expert on the portal RynekPierwotny.pl.
In his opinion, each city has its own specificity and depends, for example, on tourist attractiveness, the specificity of the local economy or quality of life.
The report shows that the best ratio of earnings to housing prices was recorded in Opole and Gorzów Wielkopolski. In July 2025, for the average gross salary, it was possible to buy 0.90 sq m and 0.89 sq m of development real estate, respectively. Rzeszów (0.84 sq m) and Zielona Góra (0.79 sq m) are also good, while the smallest area for the salary could be purchased by residents of Warsaw – 0.59 sq m.
Most apartments on the market – Wrocław and Katowice
The RynekPierwotny.pl portal also checked the number of offers of apartments per thousand inhabitants. Buyers in Wrocław and Katowice have the most choice – 31 offers per 1000 inhabitants. In turn, the least offers fall into Zielona Góra – only 8.
– Paradoxically, there are cities such as Zielona Góra or Opole, in which, despite the high availability of apartments, there are not many willing. As a result, the supply is also small. And the other way around. Where the demand for apartments is high, their availability is weaker due to high prices – notes Wielgo.
Mortgage loan and the apartment market
Experts RynekPierwotny.pl also counted how much a large apartment can buy a single and family “2+1” with a loan with a 10 % own contribution. and a repayment period of 300 months. The results show a clear improvement against the previous year. The single can buy from 28 sq m in Warsaw to 42 sq m in Gorzów Wlkp. And Opole, while the family with a child – from 53 sq m (Warsaw) to 79 sq m (Gorzów Wlkp. And Opole).
– In the case of the capital, we see an annual improvement at the level of about 10 sq m. The Warsaw result still leaves much to be desired, but its change deserves attention – emphasizes Andrzej Prajsnar, expert on the portal Rynekpierwotny.pl.
Experts: “Better than last year”
The authors of the report emphasize that the improvement of the situation results, among others from a decline in the average interest rate of housing from 7.93 percent. in June 2024 to 6.69 percent In July 2025, most voivodship cities also recorded a better ratio of housing prices for remuneration. At the same time, the analysis shows a large diversity of local markets – large centers like Wrocław and Rzeszów offer a lot of apartments, while smaller markets, e.g. Gorzów Wlkp. Or Opole, have a limited offer.
– The activity of development companies can be treated as a kind of barometer of the attractiveness of a given area for young people – sums up Prajsnar.
