Georgia – a small country with great potential

How do you assess the long-term potential of the real estate market in Georgia?
The early market means high rates of return. According to data from Cushman & Wakefield, the average annual rate of return (ROI) on branded hotel projects in Georgia ranges from 12 to 17 percent, and in the coming years the value of the properties may increase by another 30-40 percent. For investors looking for high returns and portfolio diversification, Georgia remains a real, undiscovered treasure.
What big projects are currently shaping the market?
Billions of dollars of investments are changing the region. The most visionary project is Batumi Island in Batumi – the first artificial island in the Black Sea. It will feature branded hotels, private marinas, luxury apartments and infrastructure based on sustainable energy sources. At the same time, Emaar Properties from Dubai announced an investment worth USD 6 billion, including the construction of exclusive marinas, five-star resorts and a completely new seaside district. These projects will significantly increase the prestige of the region and contribute to a further increase in real estate values.
