Flats prices on the secondary market are falling. One city exception

In most large Polish cities, the offer prices of apartments on the secondary market have fallen. Krakow is particularly distinguished here.
The Morizon-Gratka group analyzed the situation when it comes to the prices of apartments on the secondary market in the largest Polish cities. Details are described by “Puls Biznesu”.
It turns out that compared to May last year, the offer prices of apartments on the secondary market fell by an average of 2.4 percent, in 11 out of 12 Polish cities. The only city where the decline did not occur is Łódź, where prices – in relation to May 2024 – went up by about 0.4 percent.

Prices have dropped in other cities. Kraków is particularly standing here. In the capital of Lesser Poland, a decline was 5.1 percent. This means that, for example, an apartment with an area of approx. 50 sq m. You can buy there by an average of 40 thousand. PLN cheaper than last year. Large declines were also recorded in Lublin and Olsztyn (by 4.1 and 3.6 percent, respectively).
Where does the decrease in the prices of apartments from the secondary market? Experts cited by the newspaper indicate that “even a slight decrease in nominal prices of apartments in combination with inflation, i.e. a decrease in the value of money, discounts agreed by the parties during negotiations and modest, but still an increase in the availability of mortgage loans make the activity of demand customers clearly grow.”
As the experts of another company researching the Gethome housing market notice, growing demand is met with a decreasing offer on the secondary market. As Marek Wielgo notes, in April the number of apartments offered on the secondary market fell drastically, in all metropolises. According to the data of the Adradar real estate portals, the number of unique offers of apartments in Warsaw has decreased by as much as 21 percent in the previous month. Similar decreases were recorded in other large Polish cities.
