Expensive apartments in non-provincial cities. One thing in particular is surprising

High apartment prices in the largest Polish cities do not surprise anyone. Those who expect that it is cheaper in non-provincial cities will be disappointed. The prices are surprising, especially in one.
Rankomat.pl experts analyzed prices on the new apartment market. Voivodeship capitals were taken into account, as well as selected largest non-provincial cities. The comparison period covers the third quarter of 2023 and 2024 based on offers of new apartments posted on the real estate portal RynekPierwotny.pl.
Apartment prices in non-provincial cities. Płock surprises
In the third quarter of this year – similarly to the same period in 2023 – the most expensive apartments were in Warsaw (PLN 17,858 per square meter). The capital overtook Kraków and Gdańsk (PLN 16,693 and PLN 15,909 per square meter, respectively).
Unfortunately, high apartment prices in large cities are not surprising. What is the situation in this respect in non-provincial cities? It’s also expensive, and three cities stand out in particular. This concerns Gdynia, Piaseczno and Płock. – Over 14 thousand PLN per square meter in Q3 2024 in Gdynia is due to the location, i.e. the proximity of both the sea and Gdańsk, which is equally expensive in terms of apartment prices. 12.1 thousand PLN in Piaseczno is a cheaper alternative to nearby Warsaw. Over 11 thousand PLN in Płock is a bit of a surprise, especially since a year ago, i.e. in Q3 2023, the average rate according to the RynekPierowotny.pl website was PLN 7,952 – emphasize Rankomat.pl experts.
Most of the cities further down the list are from the Silesian Voivodeship. The most expensive are Bielsko-Biała and Tychy (PLN 11,026 and PLN 10,572 per square meter, respectively). On the other side there are Rybnik (PLN 6,589 per square meter) and Zabrze (PLN 8,189).
In selected largest non-provincial cities, the dynamics of percentage and amount growth is almost identical. In both rankings, new apartments in Płock are the most expensive (by 30 percent and PLN 3,083 per square meter per year, respectively). In Rybnik, a decrease was recorded by 5%. and PLN 328 per square meter.
