Despite the high prices, apartments at the sea and in the mountains sell great. Does the development boom in Polish resorts just reach the peak?

Despite the systematic price increase, the demand for apartments in resorts does not weaken. In such regions as the Nowy Targ, Kołobrzeg or Świnoujście poviats, more and more investments are being created, and Warmia and Mazury are also attracting the attention of developers. Is the holiday apartments market approaching the limit of possibilities or is it just gaining momentum?

Activity of developers in Polish resorts

Although the prices of holiday apartments can make you dizzy, there are plenty of volunteers. This is demonstrated by a clear increase in the activity of developers who are increasingly boldly investing in tourist locations.

According to the CSO data, in five popular mountain poviats – Karkonosze, Cieszyn, Nowosądecki, Tatra and Nowotarski – developers started building nearly 1.1 thousand last year. apartments. It’s as much as 75 percent more than a year ago. As the experts of the RynekPierwotny.pl portal notice, a real investment boom can be seen especially in the Nowy Targ poviat, which is responsible for almost 46 percent. all construction construction there. In turn, the Cieszyn poviat was the only one to record a decrease in the number of investments.

CSO registered more such declines among the 11 most popular coastal poviats. Less apartments than a year ago began to be built in six of them: Koszalin, Sławno, Puck, Lęborski, Nowodworski and Gdańsk. However, there is a completely different situation in the other five poviats – Kamieński, Kołobrzeg, Słupsk, Gryficki and Świnoujście – where the development market even exploded. In 2024, the number of investments started was almost three times higher than a year ago. The Kołobrzeg poviat leads the lead, where the construction of as many as 668 apartments began. A large investment momentum can also be seen in Świnoujście (461 premises), as well as in the Słupsk and Kamieński poviats.

Traditionally, the least holiday apartments are built in five poviats located within Warmia and Mazury. There are practically no new development investments in the Giżycko poviat, and there were less of them in the Ełk and Iławski poviats last year. However, in the Mrągów and Ostróda poviats, developers build for power. According to the Central Statistical Office, in the first construction of as many as 304 apartments began, i.e. over six times more than in 2023.

Data difficult to estimate from Polish resorts

Experts of the RynekPierwotny.pl portal pay attention to the difficulty in a thorough estimate of how many buyers buy real estate in tourist regions for their own use, and how many treat them as an investment – the so -called Second Home. GUS data do not distinguish these purchasing motivations.

The situation is additionally complicated by the diverse structure of new investments. Not only classic apartments are created in the resorts, but also aparthotels with commercial premises reminiscent of apartments. Difference? When purchasing commercial premises, a higher VAT rate applies – 23 percent, while for apartments it is 8 percent. Condohotels, operating on the principles of hotels, but with individual owners of individual apartments or rooms are increasingly appearing.

In their analysis, RynekPierwotny.pl experts looked at the entire offer of development apartments in popular tourist destinations. Big data of the portal shows that most such premises are in coastal and mountain regions. Larger cities, such as Gdańsk, Kraków, Szczecin (although it does not lie directly at the sea, is dominated, it is relatively close to the coast), Gdynia, Olsztyn, Bielsko-Biała or Kołobrzeg. It is worth remembering, however, that not all the premises offered there correspond to the needs of people looking for a typical holiday asylum.

Holiday apartments – location is key

As experts note, holiday flats are not ordinary apartments. In this case, location is key. It must be unique, e.g. at the lake itself, and if at the seaside, it’s preferably in the first shoreline. The apartments located further from the shore are much less attractive.

– In the holiday apartment building you pay for the possibility of admiring the beautiful landscape – emphasizes Marek Wielgo, an expert of the RynekPierwotny.pl portal. And he adds that from the point of view of people who focus on profit from renting their apartment in a smaller tourist town, as important – there is an investment standard (including pool and sauna facilities), travel time and what a given place offers tourists.

– The point is for them to want to come to her only during the holidays or winter holidays. This is why the authorities of tourist towns are trying to create conditions for year -round rest. So there are, among others Water parks, tobogues, downhill routes or bicycle routes – says the expert.
