Chłodna 35. The new elegance of Warsaw’s Wola

Chłodna has a special place in the history of Warsaw. Before the war, it was one of the elegant axes of western Śródmieście, with urban traffic, services, tenement houses and a distinct character. Part from al. Jana Pawła II to ul. Żelazna was revitalized several years ago. Now the new chapter is to cover the section closer to Towarowa, Żelazna and Wronia – a place where the historical fabric of Wola meets new architecture, the office center of the city and the growing importance of this part of Warsaw.

The changed face of cold

The change is to be visible not only in the aesthetics, but in the structure of the street itself. The city is preparing the revitalization of the section from ul. Wronia to ul. Towarowa, and Monting Development is responsible for the modernization of the section from ul. Żelazna to ul. Wronie. The company signed an agreement with the Wola District of the Capital City of Warsaw in this regard. Warsaw for PLN 10 million, with the possibility of increasing expenditure depending on the final scope of work and arrangements with the city. The planned works include revitalization of road surfaces and sidewalks, new curbs, modernization of lighting, tidying up underground infrastructure, widening pedestrian zones and better organization of parking. However, the most noticeable element will be greenery. New trees and ornamental shrubs will appear on Chłodna. Chłodna is to become an urban promenade combining the intensive work life of the capital with afternoon peace.

In the case of Chłodna 35, this transformation is of particular importance. After revitalization, the street will create a coherent space with the building: from the surface and light, through plantings and pedestrian rhythm, to the entrance to the apartment building. This approach clearly demonstrates the change in thinking about luxury. The highest standard does not end with the lobby. It is proof that luxury in a modern city is less and less defined solely by the square footage or the prestigious address itself. Its measure is the quality of the surroundings, access to lush greenery and urban cohesion.

What matters is what the immediate surroundings look like, greenery, light, surface, the way pedestrians move and the first impression after leaving the building. The revitalization of Chłodna will help restore this street to the importance it deserves and create a public space corresponding to the quality of the investment itself – says Jarosław Fiutowski, operational director at Monting Development.

The western part of Chłodna will change simultaneously on several levels: street, greenery, lighting, traffic organization and historical buildings. Thanks to this, in a few years Chłodna will become one of the most elegant and green streets in central Warsaw. It will be a place that will regain its historical prestige and gain new importance on the city map as an example of mature and responsible revitalization, in which private investment becomes an impulse for the common good of all residents.

Privacy, security, everyday comfort

Against this background, Chłodna 35 was designed as an intimate project, but very intense in terms of quality. There will be 54 apartments in the building. The scale of the investment is intended to create privacy and a sense of residential character, rather than the anonymity typical of larger projects. The investment will also exclude short-term rentals in order to protect the peace of residents and the stable nature of the community.

Chłodna 35 will feature 24-hour concierge service, a representative foyer and reception, extensive common areas and a private atelier with kitchen and bar facilities. This space is intended, among others, for: for private dinners, tastings and live cooking meetings. The common areas are designed to resemble an intimate residential club rather than a typical apartment building.

The way of finishing is also important. Monting Development announces that there will be no ordinary painted walls in the common areas. There will be noble wallpapers, stone and other high-class cladding. The entrance hall with a piano, aromatherapy and subtle music is intended to create an atmosphere of peace from the first contact with the building. This detail is important because in the luxury segment what is increasingly important is not a single effect, but the consistency of the entire experience. Chłodna 35 will also offer a private wellness zone with a swimming pool, saunas, floating and a fitness area. These are amenities designed as part of the residents’ lifestyle. In this approach, luxury means the ability to regenerate, exercise and rest without leaving the building, in privacy and full control over time.

Another important pillar of the project is safety. The building will be equipped with advanced access control systems, monitoring, smart home solutions and license plate recognition at the entrance to the garage. Selected parking spaces will be separated by internal gates and equipped with electric car charging stations. A private shelter is also planned in the underground floors, designed in consultation with the Military University of Technology. In a world where customers increasingly value peace, predictability and resilience, this type of solutions are becoming part of the new language of luxury. The technology at Chłodna 35 is supposed to operate discreetly. Smart home systems will allow you to manage light, temperature and security, and access automation will facilitate everyday use of the building. It’s about comfort that is present, but at the same time discreet.
