Is it possible to find cheap apartments in the five most expensive Polish cities? It turns out that yes – and in quite a large selection.

In Warsaw and Kraków, developers’ offers include apartments costing even more than PLN 50,000. PLN per square meter. However, at the same time, apartments are available up to five times cheaper. Experts from the RynekPierwotny.pl portal checked how much the cheapest apartments cost per square meter in the seven largest Polish cities and in which districts they can be found.

– In the largest metropolises, apartment prices can be dizzying. However, it is worth knowing that there is often a gap between the most expensive and the cheapest. So even people with less money will find something for themselves, as long as they do not have too high expectations, e.g. in terms of location – says Marek Wielgo, expert of the RynekPierwotny.pl portal.

Apartment prices in the most expensive cities in Poland

Data from BIG DATA RynekPierwotny.pl show that in terms of the median value in the TOP 5 most expensive metropolises in Poland, Gdańsk is in first place (approx. PLN 17.6 thousand/sq m). Next are Warsaw (approx. PLN 16.6 thousand/sq m) and Kraków (PLN 16 thousand/sq m), and then Wrocław (PLN 14.1 thousand/sq m) and Poznań (approx. PLN 12.9 thousand/sq m).

When can you say that an apartment in a given city is cheap? According to experts, this is most often assessed not on the basis of the unit price, but the price per square meter. Of course, it is impossible to apply the same criterion to all cities.

How much do the cheapest apartments cost in the most expensive cities?

According to experts’ calculations, in Krakow and Warsaw you should expect to spend at least PLN 9,000-10,000. PLN per square meter, while in Poznań, Wrocław and Gdańsk the minimum is PLN 8-9 thousand. zloty.

– The problem is that there are very few such cheap places there. It’s a different story if we take into account the price below which a quarter of the cheapest premises in the developers’ total offer are located. Then the choice is quite large – notes Marek Wielgo.

He points out that the largest selection was in the capital (over 4,000 apartments with disclosed prices), because the investment activity of development companies outperforms other markets. The smallest, although not a small offer in this market segment, was in Gdańsk – nearly 1.5 thousand. premises.

Where to look for cheap apartments in Gdańsk?

BIG DATA analyzes of the RynekPierwotny.pl portal show that the offer of Gdańsk developers includes less than 1.5 thousand. apartments priced below PLN 12,300 PLN per square meter. Most of them – approximately 640-650 units each – are available in the Jasień and Orunia Górna – Gdańsk Południe districts, which are the cheapest areas of the city in this category (median price: PLN 11,300 and PLN 10,800/sq m, respectively). Apart from Kokoszki and Matarnia, where prices are even lower but there are few new investments, the remaining cheap apartments are located mainly in Osowa (95 apartments) and Ujeścisko-Łostowice (74 apartments).

Where to look for cheap apartments in Warsaw?

In Warsaw, it is worth starting by browsing the offers of developers building on the right side of the Vistula, in the districts of Białołęka (median price about PLN 13,500/sq m), Wawer (about PLN 13,400/sq m) and Rembertów (PLN 13,700/sq m). There are nearly 2.6 thousand available in Białołęka. apartments with a disclosed price below PLN 14,400. PLN per square meter.

– The problem is that the cheapest in unit prices are studios and two-room apartments, with prices up to PLN 14,400. PLN per square meter in the whole of Warsaw is only less than 1.4 thousand. In addition, over 80 percent of them are located in Białołęka, which is undoubtedly the cheapest district in the capital – comments Wielgo.

Where to look for cheap apartments in Krakow?

In Krakow, apartments with a disclosed price below PLN 14,600. PLN 2.7 thousand per square meter. The largest number of such premises are located in the Prądnik Biały district – 615 apartments, which makes it the cheapest in terms of the number of offers. The median price per square meter in this district is relatively high – PLN 15.7 thousand. PLN/sq m, because both cheap and more expensive apartments are being built here.

The Wzgórza Krzesławickie district has the lowest median price (approximately PLN 12,000/sq m), but the offer of apartments priced below PLN 14,600 PLN/sq m is much smaller here – only 217 premises. Where to look for cheap apartments in Wrocław?

In Wrocław, the price threshold was lowered to PLN 12,500. PLN per square meter. There are nearly 2.5 thousand apartments at this price. Because the city was administratively divided into 48 settlements, five former districts were included in the analysis.

Most of the cheapest premises are located in the following districts: Fabryczna (1,215), Krzyki (605), Psie Pole (596) and Stare Miasto (39). Fabryczna, which includes 14 housing estates in the western part of the city, can be considered the cheapest district also because the median price per square meter of all apartments on offer here is the lowest – about PLN 13,000. Where to look for cheap apartments in Poznań?

Due to the administrative fragmentation in Poznań, the BIG DATA analysis of the RynekPierwotny.pl portal included former districts.

The largest concentration of cheap apartments, i.e. those with a price below PLN 11,500. PLN/sq m, located in the Old Town – a total of approximately PLN 1,000. premises. This is the area with the most intensive development development and at the same time the most diverse offer, including many apartments in the premium segment.

In August, the Old Town was the cheapest region of Poznań in terms of the median price per square meter – PLN 12,500. PLN/sq m. However, when it comes to the average price per square meter, the cheapest was Nowe Miasto, where apartments priced below PLN 11,500. PLN/sq m accounted for 373 premises.

Apartments in this segment were also available in more expensive districts: Jeżyce (399 apartments) and Grunwald (305). In the Wilda district, the search for cheap apartments was difficult – the median price in August was PLN 15,700. PLN/sq m

Who is looking for the cheapest apartments in the most expensive cities?

An expert from the RynekPierwotny.pl portal admits that the buyers of the cheapest apartments are mainly young people for whom this is their first home. He also points out that peripheral locations may become more attractive over time.

– A perfect example of this is Ursynów in Warsaw. It was once considered a remote area, especially in the 1970s and 1980s, when mass construction of housing estates began there. At that time, these were mainly agricultural areas and suburban settlements. When large housing estates were built, this place was associated with wilderness, lack of infrastructure and poor communication with the city center. Jokes were popular that moving to Ursynów was almost like emigration, and some people ironically called it “Warsaw’s bedroom” or “the end of the world,” Wielgo recalls.

He explains that it was only in the 1990s and 2000s that Ursynów began to become more attractive, including: thanks to the construction of the metro.

– Currently, Ursynów is one of the most prestigious districts of Warsaw. Unfortunately, the prices of new apartments here are not the lowest – the median is approximately PLN 18,500. PLN/sq m – notes the expert.
