Currently, there is no surcharge for a housing loan, but people without savings can still – with specific conditions – take advantage of the guarantee of their own contribution when buying the first apartment. Experts of the RynekPierwotny.pl portal analyzed the offer of developers in the largest Polish cities to see how many premises you can buy today on credit without having to have your own contribution.

Housing market – square meter price limits have increased
Experts from the RynekPierwotny.pl portal indicate that since April, the price of square meter prices have increased in all the largest metropolises. In Poznań, the limit for new premises jumped by as much as 10 %, reaching the level of PLN 14,308/sq m in Wrocław increased by 7 percent. (up to PLN 14,256/sq m), in Krakow by 6 percent (up to PLN 12,425/sq m), in Gdańsk by 5 percent (up to PLN 13,467/sq m), and in Łódź – by 4 percent (up to PLN 9,448/sq m). The smallest, 2 % increase-to the level of PLN 10,513/sq m-introduced the Silesian Voivode.
Despite the increases, in most cities the limits remain lower than the average offer prices of apartments. The most bright example is Krakow, where the average price of a square meter exceeds 16.5 thousand. Meanwhile, in Poznań, the situation is the opposite – the price limit is higher than the average market (PLN 13.4 thousand/m²), which makes it easier to use the program.
Expert: “There are a lot of apartments on offer, which the price does not exceed PLN 500,000”
As experts explain, the second limitation – in addition to the price limit per meter – is the amount of the guarantee of their own contribution. It cannot exceed 100,000 PLN, which with a 20 % contribution required by banks means the need to find an apartment for a maximum of 500,000. zloty.
“For those who have adequate creditworthiness, but do not have savings, it means the need to find a flat with a price below PLN 500,000. In this situation, there are many young Polish women and Poles who hire a flat and are not able to postpone the own contribution required by banks,” experts explain.
The analyzes show that the developers offer many apartments that meet both criteria – both in terms of total price and prices per meter.
Krakow residential market almost without offers
In Krakow, such premises are like a medicine – only five. This is surprising, because according to Big Data RynekPierwotny.pl, the developers offer over 480 apartments at a price of up to 500,000. PLN and over 530 with a price below 12 thousand PLN/sq m The problem is that studio apartments and small two -room apartments are excluded from the program – cheap in total, but very expensive per meter. The average metro price in a studio in Krakow is over 19 thousand. zloty. Similar restrictions, although to a lesser extent, also occur in other cities.
– The consolation may be that time plays in favor of potential buyers. And not only because of the increase in the price of a square meter, but also because developers are introducing more and more apartments in the popular segment, i.e. the pocket of borrowers – comments Marek Wielgo.
The most offers in the Poznań housing market
The most apartments that meet the conditions of the program are currently available in Poznań – over 1.3 thousand, which means an increase of 72 percent. over the past two months.
The increase was also recorded in Łódź (about 620 apartments), Wrocław (about 380), Warsaw (about 230) and Katowice (about 90). In Gdańsk, the number of offers slightly fell to less than 560, but is still one of the higher in the country.
Due to the high metro prices, the most pieces meeting the program conditions are in Poznań (515), Wrocław (154) and Gdańsk (120). The program usually includes two -room apartments, and in Łódź also three -room.
Housing loan with a guarantee of own contribution
The portal expert reminds that the guarantee of own contribution can be partial – e.g. if the buyer has 15 percent. contribution, the state guarantees the missing 5 percent. The total value of the contribution (with a warranty) may not exceed 200,000. PLN and 20-30 percent apartment prices – depending on the type of interest (variables, fixed or periodically permanent). This means that you can buy a place for up to PLN 1 million.
