Are you selling a house? “There are no shocks” and you have to wait so long for a buyer
How long does it take to sell a house? The sentiment survey shows that houses are most often sold within 6 months to 1 year (as confirmed by 45% of surveyed agents) and 3 to 6 months (27%). Transactions lasting over a year were indicated by 20% of agents.
The apartments that developers are introducing to the market are slowly “shrinking”. Just five years ago, their surface area exceeded 53 square meters. Today it is 51.9 square meters. The difference may seem small, but it still indicates a certain trend. And what about detached houses? Is there also an interest in smaller square meters?
Poles want to buy houses up to sq m
According to data from Nieruchomosci-online.pl, Poles are looking for smaller houses. 35% of people actively looking for such a property declare that they are looking for a house with an area of 80 sq m or more. The second group consists of people who are considering a house of 100 sq m or more – this is 24% of respondents. 22% of respondents “aim” for at least 120 sq m, and 10% for 160 sq m. Fewer than one in ten people want to look for a house with an area of 200 sq m or more. Therefore, small properties, cheaper to maintain, prevail.
When it comes to price, Nieruchomosci-online.pl users most often answer that they would like to buy a house for up to PLN 700,000 – this is declared by over 46% of searchers who took part in a regular survey in 2024. 17% of people indicated that the limit of pain for them is PLN 1 million, and 16% that it is PLN 800,000.
There are fewer shocks on the housing market than in the housing market
– In 2024, interest in single-family homes remains at a fairly stable level. We observe natural cycles throughout the year. For example, in July and August, users of the portal are more willing to contact advertisers. No wonder, summer is a good time to look for a new home – says Rafał Bieńkowski from Nieruchomości-online.pl.
He added that in the last year, the housing market has not experienced such shocks as in the housing sector, where fluctuations in demand were caused by, among other things, government programs. – And not only by their implementation, as in the case of the 2% Safe Credit, but even by the announcements themselves, as in the case of the controversial “Startup Credit”. The housing market is more stable, although it must be emphasized that house prices are also perceived as much too high, which discourages some potential buyers. Sellers often do not want to lower prices, counting on further growth, and this is what limits demand – comments Rafał Bieńkowski.
More time is needed to find a buyer
Nieruchomosci-online.pl, while analyzing the situation on the housing market, also checked the perspective of the seller’s side. Intermediaries were asked how the lifespan of a house offer for sale has changed in 2024 compared to 2023, i.e. approximately how long it currently takes to sell such a property.
In the case of single-family homes, most real estate agents responded that it takes them slightly longer to find a buyer than in 2023 – this is the opinion of 57% of respondents. 32% believe that there has been no change, and only 11% that ads disappear from the offer faster.
