In the largest cities, the availability of apartments is growing, but the most attractive offers disappear very quickly.

Are you planning to buy a new apartment? Check which ones quickly disappear from the offers of developers. In the largest cities, the choice is wide, which is why many buyers delay the decision – some count on better credit conditions, others for greater discounts. Experts of the RynekPierwotny.pl portal checked whether it is worth waiting.

– Probably for every buyer the apartment is of key importance to location, size and of course the price. With the current very large supply of apartments, the choice of optimal offer seems fast, easy and pleasant. However, one should not forget that the most attractive apartments quickly disappear from the offer of development companies – says Marek Wielgo, an expert of the RynekPierwotny.pl portal.

Apartments – supply in metropolises

According to the data of the Big Data RynekPierwotny.pl portal, at the end of April in Warsaw, the developers’ offer covered nearly 16.9 thousand. apartments, in Krakow about 11.4 thousand, in Wrocław-about 11.1 thousand, in the Tri-City-7.8 thousand, in Łódź-10.1 thousand, in Poznań-8.2 thousand, and in the cities of Upper Silesian-Zagłębie metropolis-10.5 thousand premises.

It is worth noting that in April in the Tri-City, Poznań and the Upper Silesian-Zagłębie metropolis, developers introduced less apartments to the market than they sold. The offer remained only thanks to the return of the premises, from which earlier buyers gave up.

– From the point of view of those who are just trying to buy an apartment, it is probably also important how the offer changes in specific locations. Usually the most popular are the cheapest locations in the city, where there is plenty to choose from at the same time – notes Wielgo.

And as an example, Gdańsk indicates, in which Orunia Górna-Gdańsk Południe can be considered such a district. In April, buyers could change here in 682 apartments. According to Big Data, the Productive Square.pl, it has shrunk by as much as 8 percent within a month, because new investments did not appear on sale. However, there is no question of reductions in the price lists of developers offering flats in this region of Gdańsk. The average price of a square meter of apartments available in the offer maintained the level of March (approx. PLN 10.9 thousand/sq m).

It was similar in the case of the cheapest district of Warsaw (Białołęka – PLN 13.5 thousand/sq m), Krakow (Krzesławickie Hill – PLN 12.4 thousand/sq m), Wrocław (Fabryczna – PLN 13.5 thousand/sq m), Poznań (Nowe Miasto – PLN 12.5 thousand/sq m) and Łódź (Górna – PLN 10.4 thousand/sq m).

In April, apartments in the Warsaw district of Białołęka (by 4 %), in Krakowska – Krzesławickie (by 3 %) and Łódź – Górna (by 1 percent) were lost in April. Potential customers of development companies offering flats in the Poznań district of Nowe Miasto can rub their hands, because their number increased by as much as 16 percent. and the Wrocław Fabryczna district – an increase of 5 percent

Increase in the offer of apartments in the popular segment

As experts note, there are cheaper and more expensive apartments on the market in every district of the city. Those who have to make use of credit and have a low creditworthiness are probably interested in the basic and popular segment, i.e. with more affordable prices. The good news is that April in most metropolises brought an increase in the number of apartments in the popular segment. For example, in Warsaw, Krakow, Wrocław, the Tri-City and Poznań, we included apartments with a price in the range of 12-15 thousand. – Also those who are looking for apartments cheaper than 12 thousand. or 9 thousand PLN per square meter (basic segment), they must take into account that their supply will not increase everywhere. The prices of plots and construction costs are rising. In April, the offer of apartments at this price increased only in Krakow (by 6 %) and Wrocław (by 5 %). In the other metropolises of the premises there were more than launched to the market. As a result, in Warsaw, the offer shrunk by as much as 8 percent, in Łódź-by 7 percent, in the Upper Silesian-Zagłębie metropolis-by 5 %, and in the Tri-City and Poznań-by 3 percent. – notes Wielgo.

Expert: “The situation is varied”

– The situation in individual metropolises is varied. In Krakow and Wrocław, time played clearly in favor of potential buyers of inexpensive apartments. However, in the Tri -City, Poznań and Warsaw their number has already begun to shrink – comments Marek Wielgo.

As he notes, in those areas of the metropolis, in which there are the most development investments, buyers can still count on considerable price abbots. However, it cannot be ruled out that development companies will cease to be so “generous” if, as a result of further reductions in loan interest rates, the demand for new apartments will increase clearly.
