For several days, developers have a new obligation – they must publish full offers of apartments and houses. This is due to the amendment to the Act on the protection of the rights of the buyer of a residential premises or a single -family house and a developer guarantee fund, which entered into force on July 11, 2025.

– The transparency of the real estate market is a step in the right direction. Developers are now obliged to publish the prices of apartments on their websites. This is a solution that in my opinion increases customer confidence and makes it easier to make purchasing decisions. The clear rules of the game are conducive to not only buyers, but also the entire industry – believes Bartosz Dąbrowski, Sales and Marketing Director of Ekopark.

The expert draws attention to the benefits of introducing changes to regulations.

– The new regulations will allow you to organize the market and eliminate practices that raised doubts of buyers – says Dąbrowski.

A new duty of developers – not only the prices of apartments

The regulations require that they give not only the cost of an apartment or a house.

– The developer will be required to provide on his website prices per square meter of each offered premises, total property prices and prices of belonging rooms (such as basements, storage rooms or garage places), unless they are included in the main price. It will also be mandatory to indicate the amount of other cash benefits, which the buyer is to pay on the basis of a contract – explains legal advisor Ewelina Rogala from Kopeć & Zaborowski.

He points out that this information must constantly update this information – and each change should be disclosed with the date of its introduction, while maintaining archival price data.

New duty of developers and penalties for resistant

The amendment also provides for sanctions for developers who will not fulfill new information obligations. Such violations are considered practices that threaten the collective interests of consumers, which opens the way to UOKiK intervention. In the most serious cases, entrepreneurs are threatened by severe financial penalties reaching up to 10 percent. their annual turnover.
