Prices of building materials have been on a slight minus for a year and a half. Experts do not expect a quick return to growth.
The stabilization of the prices of building materials, which has been going on for a year and a half, still stays on a slight minus and there is no indication of a quick breakthrough. Although in February a symbolic reversal of the trend was noted – an increase by only one promil – in March prices began to fall again. Experts of the RynekPierwotny.pl portal note that therefore, forecasts regarding price increases are once again shifted in time, which, however, is justified in the current market realities.
The data published by the PSB Group shows that in March the average dynamics of building materials prices on an annual basis was again negative -this time it was -1.2 percent. The decline was visible in both the retail (-1.3 percent) and wholesale (-1.1 percent) channel.
– March reading of the dynamics of building materials price in the year -on -year account this time communicated the advantage of the position of cheap freight groups in 13, while growth and lack of price change in the case of 4 positions – notes Jarosław Jędrzyński, expert of the RynekPierwotny.pl portal.
Prices of building materials – leaders of inheritance and increases
As the experts of the RynekPierwotny.pl portal emphasize, dry buildings (-6.5 percent), finishes (-5.7 percent) and thermal insulation (-4.5 percent) On the other hand, the growth side is dominated by OSB (+ 12 %), the surroundings of the house (+4.5 percent) and cement-wapno, whose prices increased by 1.2 percent.
– Although the investment boom within the national economy in the segments of road, rail, energy, military or a little later, even later, seems to be a foregone conclusion, it still remains more in the sphere of planning than implementation. Hence, it is not surprising that the building materials market is still in the price correction phase after the historical Hoss from 2021-23. In addition, several other important factors currently decide about the persistent negative price dynamics – comments Jędrzyński.
In his opinion, the ongoing inhibition of the sales economic situation of new apartments does not bode well for the investment perspectives of the original residential segment at least in the near future. In turn, the slower development of new development projects limits price pressure on the building materials market.
Prices of building materials – changes are coming
Experts of the RynekPierwotny.pl portal point out that in recent months the prices of raw materials, especially energy – such as oil, coal or gas – have clearly dropped. A similar trend also applies to steel and copper. This has a significant impact on reducing the production costs of many building materials.
– It is also difficult not to notice the impact of a strong zloty on the building materials market. First of all, the costs of their imports have dropped significantly. Secondly, native exporters must take into account lower influences of exporting their products. This, in turn, causes a relatively strong pressure on price reductions, as is the market competition – for now – a slightly shrinking market – forecasts Jędrzyński.
In his opinion, this situation will not, however, last forever, but a period of strong revival in the domestic construction, and thus also on the building materials market, seems to be only a matter of several months of this year.
