Single -family houses market in Poland. We check where the most are built.

New development apartments are built mainly in cities, while private houses are built primarily in suburban and rural areas – does this principle work everywhere?

The location of new apartments can be summarized in a simple and intuitive way: multi -family premises dominate in large cities, and single -family houses – in the province. Experts of the RynekPierwotny.pl portal, however, decided to more thoroughly analyze the participation of single -family houses in new housing investments in various cities and poviats. The analysis based on the CSO data from last year allows you to draw interesting conclusions regarding the domestic real estate market.

Developers put every fourth house

The analysis indicates that every fourth new house goes to users thanks to developers. The map below presents the situation from the past year and takes into account all housing investors.

– In practice, it is mainly about private individuals and developers, because these two groups in 2024 put in total 97 percent. all new premises and houses (developers – 62 percent, private individuals – 35 percent). Single -family houses last year accounted for 47 percent. from about 200,000 residential premises and houses put into use. More than every fourth new house was intended for sale. The participation of private individuals in the number of completed single -family houses amounted to 72 percent. – notes Andrzej Prajsnar, expert on the RynekPierwotny.pl portal.

In western Poland, a percentage of houses less

In voivodship cities, the share of apartments in last year’s investments usually exceeded 86 percent, because houses usually accounted for less than 14 percent. (as you can see on the map). Exception here are Rzeszów, where single -family houses accounted for as much as 35 percent. newly built real estate, and Opole with a share of 33 percent.

– In addition to large cities, the situation in 2024 was more diverse. It is not difficult to find poviats on the map, where almost 100 percent Single -family housing housing houses were put into use, and new residential premises were rare. We find most such “home” poviats, often poorly urbanized, in the eastern and central part of the country. In 2024 and previous years, the western part was generally characterized by a larger percentage of premises in the total number of apartments and houses put into use. Such a relationship has a large relationship with the participation of the urban population – explains Andrzej Prajsnar.

As he notes, the level of urbanization for Polish conditions (mainly in the Śląskie, Lower Silesian and West Pomeranian Voivodships), of course, positively affects the participation of residential premises in total new housing investments.

– At the other pole we will find poorly urbanized voivodships: Lesser Poland, Świętokrzyskie, Podkarpackie and Lublin. The relationship between the local percentage of rural population and the participation of single -family houses in the activity of housing investors is not as visible everywhere, but in general this relationship seems strong. He also explains why the western part of the country is characterized by more frequent trading of residential premises. There are more apartments there, which positively affects the turnover – explains the expert.

Where do developers build almost exclusively houses?

Experts from the RynekPierwotny.pl portal note that the contribution to the percentage of houses visible on the map was made not only by private investors. The result from 2024, i.e. the participation of developers in single -family housing of about 28 percent, was not something special. The years 2019-2023 brought results at 25-26 percent. Houses built for sale are usually smaller than single -family buildings erected for their own needs. However, the number of developer houses cannot be underestimated.

A more detailed analysis of the CSO data indicates that in some poviats developers build practically only houses. This situation from 2024 concerned the following poviats, where more than 50 developer houses were put into use:

  • Krakow poviat – 329 houses for sale in 2024, i.e. 96 percent all houses and residential premises for sale

  • Opole poviat (Opole Voivodeship) – 261 houses / 100 percent

  • Police poviat – 216 houses / 100 percent

  • Słupsk poviat – 187 houses / 95 percent

  • Konin poviat – 143 houses / 100 percent

  • Tarnów poviat – 89 houses / 100 percent

  • Gorzów poviat – 78 houses / 100 percent

  • Inowrocław poviat – 65 houses / 100 percent

  • Świdnica poviat (Lublin Voivodeship) – 61 houses / 100 percent

– As for investors building new houses for sale, this group is varied. In agglomerations, larger players also deal with the construction of houses. However, in the other territory of the country, the market of new houses for sale is more strongly crushed. There is no shortage of investors with only a few buildings on offer. Of course, they also have to meet the requirements related to the Development Act – notes Andrzej Prajsnar.
