Sky Tower, Złota 44 or Sea Towers – we check how much you have to pay for the luxury of living in the highest Polish skyscrapers.

Not only the view from the window can impress in Polish skyscrapers – the prices of apartments are equally spectacular. Sky Tower, Złota 44, Cosmopolitan, Sea Towers and Hanza Tower are the highest residential buildings in Poland. Experts of the Gethome.pl portal checked how much the privilege of admiring the city panorama from their own living room costs.

– On the secondary market we will not find many offers for the sale of apartments in Polish skyscrapers. However, they all have a common feature – very high prices of apartments they contain – says Marek Wielgo, an expert of the Gethome.pl portal.

He adds that the higher the apartment is located, the greater the interest is happy. Real estate located on the top floors reach even dizzying rates.

TOP 5 in Poland – Sky Tower the highest, gold 44 most expensive

Sky Tower in Wrocław, completed in 2012, is the highest residential building in Poland – it is 206 m high and 51 floors. There are 184 luxury apartments on the 28-48 floors. Currently, the 55-meter apartment on the 40th floor costs PLN 2.1 million (PLN 38.9 thousand/sq m), and 225-meter-PLN 5.6 million (PLN 25,000/sq m).

Warsaw Złota 44, slightly lower (192 m, 54 floors), but is the most expensive address.

– There are many indications that this gold 44 is the most expensive address in Poland – says Marek Wielgo from Gethome.pl. Prices of primary apartments started from 25,000. PLN/sq m, and for the highest premises at the top, the developer demanded 65,000. PLN/sq m on the secondary market, the sale of a 480-meter apartment could reach approx. PLN 39 million (over PLN 80,000/sq m).

– There are people willing to pay so much due to the prestigious location, unique architecture and very high quality finishing materials. An important addition are air conditioning facilities, a spa zone with a swimming pool, gym and sauna, Concierge services. Of course, in tall buildings, the best and most expensive premises are on the top floor, from where you can admire the panorama of the city – adds Wielgo.

The offers are currently available, among others A 227-meter apartment on the 10th floor for approx. PLN 11.4 million (PLN 49.4 thousand/sq m) and 64-meter on the 45th floor for almost PLN 5.1 million (PLN 79.5 thousand/sq m).

TOP 5 in Poland – Cosmopolitan in Warsaw

The 160-meter skyscraper Cosmopolitan at the intersection of Twarda and Emilii Plater streets in the center of Warsaw is also fighting for the title of the most expensive address in Poland. The author of the project is the American architect of German origin Helmut Jahn, mentioned in a row with Norman Foster or Zaha Hadid.

Cosmopolitan has 44 floors and 236 luxury apartments from 54 to 700 sq m. The first residents moved in 2014. The windows have a panorama covering the Palace of Culture and Science, Business Center, Saski Park, Old Town, Żoliborz, the National Stadium and the Vistula. Unusual for residential high -rise buildings are openable windows in each room and bay windows going beyond the body of the building.

Apartments prices vary: 134-meter on the 12th floor costs PLN 6.8 million (PLN 50.5 thousand/sq m), and 167-meter on the 38th floor-PLN 12.8 million (PLN 76.6 thousand/sq m).

TOP 5 in Poland – Sea Towers in Gdynia

One of the most prestigious, though not the most expensive addresses in Poland is the Sea Towers apartment building in the center of Gdynia, at the president’s quay. It consists of two towers, of which the higher has 38 floors and almost 142 m in height.

– At the end of construction in 2009, Sea Towers was the highest residential building in our country – notes the expert Gethome.pl.

Apartments prices depend on the first floor. On the secondary market, a 71-meter premises on the 9th floor costs PLN 1.8 million (PLN 25.4 thousand/sq m), a 120-meter flat on the 27th floor-over PLN 4.6 million (approx. PLN 39,000/sq m), and the 117-meter apartment on the 15th floor was valued at almost PLN 7 million (PLN 59.5 thousand/sq m).

TOP 5 in Poland – Hanza Tower in Szczecin

The top 5 of the highest residential buildings in Poland also includes over 100-meter Hanza Tower in Szczecin. It has 27 floors, of which 24 residential, and on the highest terrace with an area of ​​200 sq m. You can admire the city panorama and Szczecin Lagoon. Prices are much lower than in Warsaw or Gdynia skyscrapers: e.g. a 28-meter studio on the 2nd floor costs 519 thousand. PLN (PLN 18.5 thousand/sq m), and 26-meter on the 15th floor-600,000 PLN (PLN 22.6 thousand/sq m).

TOP 5 of the highest buildings in Poland may change

As experts indicate, in the coming years the list of the highest residential buildings in Poland will probably change.

– The Olszynka Park skyscraper is being built in Rzeszów, and in Wrocław – Quorum Tower. Rzeszów skyscraper aspires to be the highest name in Poland. Its height with the needle is 221 meters. However, without a spire, it is “only” 161 meters (38 floors of grounds). Olszynki Park will pus the Warsaw Cosmopolitan to fourth place. In turn, the 137-meter multifunction tower with the Quorum Tower (38 floors) housing part will take the fifth position-notes Marek Wielgo.

He adds that in both investments apartments are still available on the primary market.

– In the Rzeszów skyscraper they are varied, because they depend, among others From the first floor-12.8-13.6 thous. PLN per sq m on the lowest floors (4-7 floor) to 22-23 thousand. PLN on the highest. Of the apartments still available, the nearly 114-meter apartment on the 32nd floor costs-almost PLN 2.4 million. Of course, in Wrocław’s quorum tower is more expensive-you have to take into account the expenditure of at least 17-18 thousand. PLN per sq m, the most expensive is a 127-meter apartment on the 30th floor, for which the developer wants about PLN 5.8 million, i.e. approx. 45.5 thousand. PLN per meter – he sums up.

One will certainly not change – the higher, the more expensive. You have to pay dearly for the view from the highest floors in Polish skyscrapers. Luxury, prestige and panoramic views mean that the prices of apartments in such locations are still rising, and there are many willing to the top floors.
