The prices of new apartments in metropolises have increased significantly. The cheapest premises quickly disappear from the market.

It was already cheap. Just four years ago, even in Warsaw you could find apartments priced below PLN 8,000 in developers’ offers. PLN per square meter. Today, such places no longer exist not only in the capital, but also in Kraków, Gdańsk, Wrocław and Poznań.

The market has clearly overheated and the lower price limit is systematically moving upwards. Experts from the RynekPierwotny.pl portal checked the amount at which the real choice of apartments in the largest cities starts.

– Especially those for whom every zloty counts should not delay their purchase decision for too long. Due to the rising prices of plots and construction costs, the cheapest premises quickly disappear from the market, and the lower price limit is moving up – emphasizes Marek Wielgo, expert of the RynekPierwotny.pl portal.

Cheap apartments only in Łódź

The scale of change over the last four years is clear. BIG DATA RynekPierwotny.pl data shows that in December 2022 in the largest metropolises, prices of new apartments started from PLN 7,000. PLN per square meter, and in Łódź even from PLN 6,000. zloty. Even in Warsaw and Krakow you could find offers below PLN 8,000. PLN per meter, and the choice in other cities was quite wide – in Wrocław it included approximately 350 premises, in Gdańsk 230.

Today the situation is completely different. Such cheap apartments have practically disappeared from the primary market. The exception is Łódź, where there are still about 100 premises available in the lowest price range, although four years ago there were almost a thousand of them.

Marek Wielgo points out that in Krakow, apartments priced up to PLN 9,000 have disappeared from developers’ offers. PLN per meter. There are fewer and fewer such places in Warsaw, Poznań, Wrocław, Katowice and Gdańsk.

– It is possible that within a year or two the price bar will go up by another thousand zlotys. For those who are hesitant to make a purchase decision, this may mean a higher expense – says an expert from the RynekPierwotny.pl portal.

However, people less attached to a prestigious location still have some room for maneuver. Apartments under PLN 10,000 PLN per square meter are still available, although only above this limit the offer becomes really wide.

– It is also worth knowing that in Warsaw, Krakow and Wrocław the offer of apartments with prices ranging from PLN 10,000 to PLN 12,000. PLN per square meter has shrunk significantly over the last four years. However, 2025 brought an increase in supply. In other metropolises, the number of such premises continued to grow, although in Gdańsk the trend reversed last year, notes Wielgo.

Average prices have skyrocketed

However, people planning to buy a new apartment on credit may find some reason for cautious optimism. In the last two years, developers have introduced more units for sale at prices significantly lower than the average market prices. And those in the largest cities can be dizzying.

BIG DATA RynekPierwotny.pl data shows that in terms of the average price per square meter, Warsaw is the most expensive – approx. PLN 18.4 thousand. zloty. The next places are taken by Gdańsk – approx. 17.8 thousand. PLN – and Kraków – PLN 16.7 thousand zloty.

– The average there is higher than that of very expensive apartments in the best locations. Recently, this was especially visible in Gdańsk, where at the end of last year developers were already offering over 2,000. apartments priced over PLN 20,000 PLN per square meter. Four years ago, there were only less than… 200 such expensive premises – says Wielgo.

The expert points out that in these metropolises the range of 12-15 thousand PLN per square meter is still available to many buyers. At the end of last year, there were approximately 4.7 thousand in Warsaw. such apartments – by 22 percent more than a year earlier. In Kraków, the offer increased by one third (to 3.3 thousand premises), while in Gdańsk it decreased by 11%. (up to approx. 1 thousand).

It is the larger number of relatively cheaper apartments that allowed Krakow to maintain the stabilization of the average price of the metro last year. In Warsaw, the price increased by 4 percent, and in Gdańsk by 8 percent.
