The rental market is stabilizing – tenants have a greater selection of apartments, and rents are increasingly negotiated. Experts do not anticipate price increases in 2025.

The lease market in Poland in 2025 undergoes a period of stabilization, giving tenants a greater selection of apartments and a chance to negotiate rent. The biggest discounts, reaching over 10 percent, are offered for the largest apartments. Experts predict that this year rents should not increase significantly – according to a report published by Rzeczpospolita.

Normalization after a period of increased demand

According to Marcin Jańczuk from the Metrohouse agency, the rental market returns to balance after a period of intensive demand, which was the result of the outbreak of war in Ukraine. The demand for apartments for rent slowed down, although it is still “satisfactory” from the point of view of apartment owners and investors. “Well -valued flats quickly find tenants,” emphasizes the expert.

Real estate owners are increasingly understanding that regular renovations and raising the standard of apartments are crucial in competing on the market, especially with the growing number of investment apartments available for rent.

Renches and profitability of investments

Anton Bubiel, president of Rentier.io, points out that the rental profitability depends largely on the decisions of the owners of short -term apartments. If they decide to sell their properties instead of long -term rental, this should not significantly affect the profitability of the investment.

Experts predict that the financial expectations of apartment owners in the first quarter of 2025 will remain stable. Rafał Bieńkowski from the real estate portal-online confirms that for now there is no pressure on the increase in rents, which is good news for tenants.

Greater selection and a chance for negotiations

The increase in the supply of apartments for rent gives tenants the opportunity to choose and negotiate the terms of the contract. Apartment owners are increasingly offering discounts, especially for larger premises, which may be a response to reduced demand in some market segments.
