In the largest cities, the average price of a square meter of apartments in the offer of development companies maintains a constant level this year. Or is it just a simple fake? Experts of Rynek Próżnej Piestodny.pl checked how the availability of apartments to an average pocket changed in the first quarter.

– The average price of apartments is a standard indicator taken into account when analyzing the market trend. However, to have a fuller image of the market, it is also worth analyzing other data, e.g. unit prices or the price structure of the offered apartments – believes Marek Wielgo, an expert of the RynekPierwotny.pl portal.

He admits that potential buyers of apartments are certainly enjoyed by media reports about the record offer of new apartments. In addition, their average price of a square meter has ceased to rise, which is confirmed by the Big Data Rynekpierwotny.pl data. We check how the actual availability of apartments is.

Housing prices – only apparent stabilization?

Experts from the RynekPierwotny.pl portal indicate that the first quarter was marked by stabilization in almost all the largest metropolises. The exception was the Tri -City, in which the average went up by as much as 3 percent. However, this is a specific metropolis, because due to its tourist attractiveness, a lot of expensive apartments are created here in projects located, including Near the Gulf of Gdańsk and in Śródmieście. A large pool of such apartments hit the market in February. In March, the stabilization of the average price of a square meter returned to the Tri -City, but in the capital it increased by 1 percent. After a seven months of stillness. And here also the source was the introduction of high -end projects. In Poznań, the increase in the average price of a square meter by 1 percent. It took place in January and since then it has practically not twisted.

Marek Wielgo repeats like a mantra that in a month the average price of a square meter may increase or fall depending on whether the pool of expensive or relatively cheap goes to the market – as for a given market – premises. The most important thing, however, is that for several months, developers have been included in the popular segment, which stabilizes the average price of a square meter of apartments, but also their availability.

In his opinion, this availability can be measured using a universal indicator showing the relationship between the average square meter price and an average salary. However, there are also more practical ways. For example, from the point of view of potential buyers, what counts is the choice they have as part of their financial capabilities. In other words, how much will they realistically spend on the purchase of their apartments, and not how much a square meter costs.

Thousands of apartments in development offers

Those who have at least 600-700 thousand. PLN, in each of the metropolises they can change in thousands of offered development apartments, including three- and four-room. Let’s put ourselves in a situation of those who have a much more modest budget, e.g. not exceeding 500 thousand. zloty. Did time play in favor of such people? With “only” half a million zlotys at your disposal, the choice in Warsaw and Krakow is the smallest (incomplete 500 premises). Both metropolises, however, differ in the fact that in the first offer she shrunk slightly, and in the second – increased. In other metropolises, finding an apartment at such a price is not a special challenge, and in the case of cities the Upper Silesian-Zagłębie metropolis and boat, the choice is really large (3,600 and 3,500 premises in the offer, respectively). He can also enjoy the fact that apartments with a disclosed price up to 500 thousand. PLN on sale more than in the end of last year also in Wrocław (over 800 premises) and Poznań (nearly 1.5 thousand). In turn, in the Tri -City we have noted a decrease in the offer of such premises, but their choice – about 1.3 thousand. – It is still relatively large there.

How is the actual availability of apartments in development offers?

According to experts from the RynekPierwotny.pl portal, you can also look at the issue of availability of apartments in another way. Well, two -room premises have the greatest. On average four out of ten buyers of apartments decide on them in metropolises. The next good news is that in March there were more in all “two” metropolises than at the end of last year. If someone is considering buying a two-room apartment with an area of ​​35-45 square meters at a price of up to 500 thousand. PLN, this year also the number of such premises in the offer of developers in the Upper Silesian-Zagłębie metropolis (up to 1.4 thousand), Łódź (up to over 1.5 thousand), Poznań (up to over 670) and Wrocław (up to over 200). It slightly shrunk in Warsaw (up to 140) and Wrocław (to over 200).

And how did the average unit price of two -room apartments change this year? In Warsaw and Krakow, where they are the most expensive, the average increased by 1 percent, while in the Tri -City – by 2 percent. In the latter case, the increase was more noticeable, because it reached 14 thousand. zloty. On the other hand, in Wrocław and Łódź, the average price of two-room apartments maintained the level of December, and in Poznań and the Upper Silesian-Zagłębie metropolis fell by 1 percent, which translated into saving 3.8 thousand. and 5.2 thousand zloty. Let us remember that we are talking about offers here. Marek Wielgo points out that in those areas of the metropolis, in which there are the most development investments, buyers can now count on much higher price abbot.

Prices of the cheapest apartments at development offers

Most of the metropolises stabilized the prices of the cheapest apartments. In Warsaw, at the end of last year, 14.4 thousand PLN was the price of a square meter, below which was one quarter of the cheapest premises available in the offer of developers. At the end of March, the price was exactly the same. A similar situation took place in Krakow (PLN 14.6 thousand/sq m), Łódź (PLN 9.9 thousand/sq m) and the Upper Silesian-Zagłębie metropolis (PLN 9.3 thousand/sq m). Unfortunately, the price bar went up by 2 percent. in the Tri -City (up to PLN 11.5 thousand/sq m) and by 1 percent in Poznań (up to PLN 11.3 thousand/sq m) and Wrocław (up to PLN 12.5 thousand/sq m).

In the opinion of experts from the RynekPierwotny.pl portal, the consolation may be the fact that the market segment is systematically growing, which in Warsaw, Krakow, Wrocław, Tri-City and Poznań can include flats with a price located in the range of 12-15 thousand. PLN per square meter, while in Łódź and in the cities of the Upper Silesian-Zagłębie metropolis-in the range of 9-12 thousand. PLN per meter

In the capital at the end of March, the buyers had a choice of over 4,000 apartments with a disclosed price of 12-15 thousand PLN per square meter, i.e. by 57 percent more than a year ago.
