Apartment rentals have started immediately. What about rents?

The beginning of the holidays brought a clearer revival on the rental market. In June, the number of people looking for apartments grew faster than the number of new offers, which resulted in a slight decline in the available offer.

Despite the greater activity of tenants, apartment owners did not decide to increase rents. According to the analysis of GetHome.pl experts, the market remains favorable for people looking for a place to stay.

Tenants have returned to the market

Data from the real estate portal search engine Adradar show that approximately 49,000 units disappeared from the market in June. offers of apartments for rent. That’s nearly 14 percent. more than a month earlier. At the same time, the owners issued approximately PLN 47,000. new advertisements, i.e. by 2%. more than in May.

As a result, the number of available apartments decreased from approximately 86,000. up to 84 thousand premises. Despite this, the offer remains larger than last year – the increase is approximately 12%.

– June brought the first signs of a holiday recovery in demand. This is a typical phenomenon for the rental market. We also observed a similar pattern in previous years, says Marek Wielgo, an expert at GetHome.pl.

He adds that summer is traditionally a favorable time for moving houses, and some owners also decide to transfer their apartments to the short-term rental segment.

In most cities, apartments are decreasing

In June, the number of available apartments for rent decreased in most of the largest cities. The exception was Kraków, where the offer continued to grow.

At the end of June, the offer included approximately:

• Warsaw – 15.5 thousand apartments,

• Kraków – 8 thousand,

• Wrocław – 6.3 thousand,

• Gdańsk – 3.3 thousand,

• Poznań – 3.2 thousand,

• Łódź – 2.9 thousand,

• Katowice – 2.3 thousand

Kraków remains the only large city where the number of offers has been growing continuously since the beginning of the year. Compared to June last year, it increased by 23%. An even greater increase was recorded only in Gdańsk (43%), although the offer there has started to shrink again for several months.

– Despite the June decline, the offer of apartments for rent in most large cities is clearly larger than a year ago. This means that tenants still have a very large choice of premises, and owners have to compete not only with the standard of the apartment, but increasingly also with price – comments Marek Wielgo.

Rents without major changes

As experts from the GetHome.pl portal note, a larger number of people willing to rent did not translate into an increase in prices. In June, median rents remained practically at the levels from the previous month.

The highest rates are still in force in Warsaw, where the median monthly rent is approximately PLN 4.25 thousand. zloty. In Kraków and Gdańsk it is approximately 3,000. PLN, in Wrocław 2.75 thousand. PLN, in Poznań 2.5 thousand. PLN, in Łódź 2.1 thousand. PLN, and in Katowice 2.09 thousand. zloty.

Moreover, compared to last year, rents in most of the largest cities are lower. Decreases were recorded, among others, in Warsaw, Gdańsk, Łódź, Wrocław and Poznań.

– The beginning of the seasonal recovery has not changed the balance of forces on the market yet. Although demand is growing, the large offer of apartments limits the pressure on rent increases. If the high supply of new offers remains in the coming months and the seasonal increase in demand continues in line with the current pattern, tenants should also maintain the comfort of choice and a strong negotiating position in the fall – sums up the GetHome.pl expert.
