ZdanInvest is today one of the most dynamically developing companies dealing with apartment rental management in Warsaw. Where did the idea for such a business come from?
Piotr Zdanowski: It started with a need. We had our own apartments for rent and quickly noticed that the market did not offer comprehensive, professional service for owners. We decided to create something that we would like to have as clients – a company that not only manages, but also really cares about the value of real estate. Our development has progressed organically. The first clients of ZdanInvest were, of course, our relatives and friends who emphasized that they had not used this type of services before because they did not trust the companies that contacted them. Then we understood that running an apartment rental agency must be supported not only by professionalism, but also by comprehensive care of our clients. It is not without reason that I put my name on our activities – it obliges us to something.
Joanna Zdanowska: For me, as a lawyer, safety was crucial. Many people do not realize how complex legal issues related to lease, inheritance or relations with tenants are. That is why the law firm I run, ZdanLegal, has become a legal base that supports ZdanInvest at every stage. Ultimately, my husband is responsible for contact with our clients, follows the market, looks for suitable properties, takes care of the entire business aspect, and I support him, ensuring that all actions taken are not only legal, but also legally safe.
How many apartments do you currently look after?
PZ: Over 200 – and this number is constantly growing. We service both individual premises and entire investment portfolios. We prepare an individual strategy for each client – from purchase, through renovation, to full management.
JZ: Importantly, we have experienced staff and full technical support. Thanks to this, we can react quickly, take care of the condition of apartments and provide tenants with a high standard. Our new headquarters allows us to reach the managed properties even more efficiently.
What distinguishes ZdanInvest from other companies?
PZ: First of all – comprehensiveness. The customer doesn’t have to worry about anything. Secondly – transparency. Regular reports, clear rules, full control. Thirdly – knowledge. We follow market trends, legal changes, and analyze data. Thanks to this, we make the right decisions and advise clients in advance. We also have to remember that we didn’t come out of nowhere. Before I decided to launch ZdanInvest, I had been gaining experience on the Warsaw real estate market for several years, and my wife had been successfully running a law firm in Warsaw for 10 years. JZ: And one more thing – we work together. We are a married couple, partners, business partners. This gives us strength and cohesion. We combine different competences, but we have a common vision: to build a company that really helps apartment owners.
Do you encourage investing in real estate?
PZ: Definitely. Real estate is a stable, predictable form of wealth building. We help clients find appropriate premises, guide them through the purchase process, renovate, prepare for lease and manage. For people with a greater tendency to take risks, we recommend the market of cities near Warsaw – the growth potential there is really large.

Why do you recommend the market square near Warsaw?
PZ: The greatest profits appear when investing in “non-obvious” locations. It is no secret to anyone that a large apartment in the center of Warsaw will bring a lot of income. The only question is at what cost. At ZdanInvest, we specialize in searching for properties whose value will increase dynamically over time, and therefore – the amount of income from their rental.
And are there many such places in Warsaw and its surroundings?
PZ: Definitely! You just have to look at it a little deeper. Often, when analyzing a newly emerging investment or a new housing estate, I get a different picture of it. Where some people see a long distance from the center, insufficient infrastructure, poor communication, I see plans to build roads in this area, numerous urban projects and huge interest of developers and numerous businesses, without which such housing estates or even entire districts are unable to function. Most of us remember what Warsaw looked like in the 1990s. Where there were once only fields, today there are galleries bursting at the seams, pubs are teeming with life, and apartments sell for PLN 20,000 per square meter.
