Students return to large cities, and the rental market comes alive. We check how the offers have changed and where you have to pay the most for the apartment.
The beginning of October is the start of the new academic year, and August and September is a traditionally the hottest period on the apartment rental market. Tens of thousands of students set out in search of their first or new housing. Do they have to prepare for higher rents during this period, or maybe for “castings” organized by the landlords? Experts of the Gethome.pl portal looked at how the offer of apartments for rent in the largest cities changed in August and how the median rents was shaped.
– The good news is that in August the offer of apartments for rent increased. However, he can worry that it is much smaller than in the same period in the previous two years – says Marek Wielgo, an expert of the Gethome.pl portal.
Rental market and students
According to data of the Adradar real estate portals, 58.5 thousand appeared on the lease market in the lease market. new unique offers of apartments, by 9 percent more than in July, and about 56.5 thousand were withdrawn, maintaining a total supply at 76.5 thousand. premises, i.e. by 6 percent more than a month earlier. Marek Wielgo emphasizes that the offer is still over 10 percent. smaller than a year ago, although in Katowice the number of apartments increased by 10 percent, and in other cities it fell – from 23 percent. in Łódź up to 4 percent in Wrocław.
Despite the increased demand in August, the tenants had a greater selection – in Gdańsk, supply increased by 44 percent. (up to 3.6 thousand premises), in Warsaw by 5 percent (up to 14.6 thousand), in Łódź by 3 percent (up to 3.1 thousand) and in Wrocław by 2 percent (up to 5.3 thousand), while in Poznań and Katowice the number of apartments remained unchanged, and in Krakow fell by 2 percent. (up to 6.2 thousand). Thanks to this, the return of students did not cause jumping rental increases – the greater supply prevented the rapid increase in the price of the smallest premises, which would otherwise be more and more expensive.
– That is why it is not worth delaying looking for a suitable apartment, because every week hunting opportunities can be more and more difficult. – advises students from Marek Wielgo.
As he notes, the budget at the disposal of students with rather a few enables independent rental of apartment.
– A studio apartment is a luxury, which is why they are most often looking for larger premises (two- and three-room) in which they could coach colleagues and thus reduce expenses- says the expert.
Flats for students – where is the cheapest?
Gethome.pl data shows that the lowest rents in August were in force in Katowice and Łódź, where the median for two -room apartments amounted to 2.1-2.3 thousand. PLN, and for three -room – 3-3.1 thousand zloty. Stable rates also remained in Poznań (PLN 2.6 thousand), Łódź (PLN 2.2 thousand) and Katowice (PLN 2.1 thousand).
In Wrocław and Poznań, the apartment for rent is still cheaper than last year, while in Krakow rents have maintained last year’s level. As Marek Wielgo notes, the budget of most students does not allow independent rental – a studio is a luxury, which is why they usually choose larger premises to share costs with roommates.
Flats for students – where is the most expensive?
Warsaw remains the most expensive city to study. In August, the median rent for two -room apartments was about 3.7 thousand. PLN per month, and for three -room – approx. 5.7 thousand zloty.
In Krakow, Gdańsk and Wrocław, renting was a bit cheaper – for two rooms you had to pay 2.9-3 thousand. PLN, and for three rooms from 3.6 to 4 thousand zloty. What’s more, in these metropolises the median rent began to grow – by 3 percent. in Krakow and Gdańsk and by 2 percent in Wrocław.
