An architectural gem in the center of Warsaw. The highest windows in Poland, and right behind them – an oasis of greenery

The Gutenberg Apartments will be built in the developing superquarter of Towarowa22, right next to the legendary pavilion of Dom Słowa Polskiego. According to the plans, the luxurious investment will be distinguished by many non-obvious elements, including the largest in Poland, six-meter-high panoramic glazing, providing spectacular views – not only of the Warsaw skyline, but also of a unique park, which in itself will be of great value to the entire area.

A green enclave in the business center of Warsaw? This plan is to materialize in the super quarter of Towarowa22, whose investors include AFI, Echo Investment and Archicom. The superquarter itself is a construct consisting of several urban quarters naturally defined by the communication system, multifunctional buildings and other important elements of public space.

An idea that can be seen, among others, in Barcelona, ​​now it will be used in Warsaw’s Wola district. It is here that efforts were made to create a safe, coherent and comfortable space for pedestrians and cyclists, which will promote social integration.

A symbiosis of history, modern city and nature

Gutenberg Apartments – this is the name of the luxurious Archicom Collection investment, which attracts people looking for an excellent location, as well as comfort, relaxation and closeness to nature in the very business center of the city. What may have sounded almost like a utopia not long ago may come true thanks to a unique greenery design. Right under the windows of the Gutenberg Apartments, a multifunctional park will be created, consisting of two parts connected by the historic pavilion of the House of the Polish Word.

The historic building also influenced the proposed greenery design. According to experts, responsible design involves making the most of the current potential of a location – recognizing its existing advantages as a basis for new, spectacular facilities.

We call this type of spatial recycling and it is in accordance with this idea that we will transform the former halls of the House of the Polish Word. It will be filled with various types of greenery – from a forest landscape of pines and spruces, to shallow ponds and sky bridges between leaves. Steel trusses suspended above the park will enclose the space and create the impression of being indoors, blurring the boundary between what is outside and what is inside. – explains Maciej Rydz from the JEMS Architekci studio.

– Through such interventions, which do not disturb the original form of the building, new green areas will extend over three interpenetrating floors of the former printing house. The machines will be replaced by trees and bushes, the trusses will be covered with vines, and the roof will be transformed into a flower meadow – he continues.

Motifs inspired by elements of the House of the Polish Word were also present in the design of various and engaging recreation zones. The project assumes harmonious development of green areas while maintaining full functionality of the place. The same can be said about the Gutenberg Apartments themselves, which will not only be adjacent to the surrounding greenery, but will themselves constitute an extension of the coherent vegetation design.

Buyers of the Gutenberg Apartments will certainly appreciate the “green” elements of the investment, such as carefully designed terraces and the courtyard filled with low plants. Many people dream of having a green oasis somewhere nearby in highly urbanized Warsaw, but… few people can have it almost at their fingertips! It will be possible here. The system of various squares and park greenery will cover a total of 2 hectares and will contribute to improving the microclimate and reducing the urban heat island effect. – says Dawid Wrona, Chief Operating Officer at Archicom.

Carefully selected plants are to help with this. The park will include, among others: oaks, hornbeams, pines, Jedonian and bird cherries, field maples, ginkgo biloba and balsam amber trees. On the side of Miedziana Street, walking paths, rest areas and an attractive playground have been designed – integrated among trees and lush bushes.

The first 6-meter windows in Poland with a view of nature

It will also be possible to observe the surrounding vegetation from the building itself. A characteristic element of the Gutenberg Apartments will also be the impressive, six-meter-high glazing in selected apartments, running through two floors – this is the first such solution among Polish strictly residential investments. Panoramic windows will fill the interior with natural light and open them to a spectacular view – a vibrant city skyline and the adjacent park, which is a green oasis of the district.

When creating this project, we aimed to create a space that impresses with its scale and quality, but also redefines the standard of living in the center of the metropolis. 6-meter windows are not only an eye-catching architectural detail – they are a conscious decision to open the interiors to the surroundings and the park, allowing residents to experience Warsaw in a completely new way. – emphasizes Dawid Wrona.

The Gutenberg Apartments will include a total of 160 apartments with areas ranging from 40 to 350 m²! The interiors will be distinguished by timeless elegance and the highest quality of materials used – noble stone, natural wood and metal with a refined finish will dominate. The architectural design was prepared by the renowned JEMS Architekci studio, known for projects that harmoniously combine modern form with functionality and respect for the surroundings.
