Students return to the rental market, the offer shrinks, and rents in academic cities are growing. Here are the current rates.

Apartments for rent are clearly missing, and every week it is increasingly difficult to find a favorable offer. August is a traditional time when the greatest demand is generated by students, but also families with school -age children. In the largest academic cities, such as Warsaw, Kraków and Wrocław, the number of available premises has been falling for three months, and July has brought another median growth.

– The lease market is characterized by seasonality. In winter, demand is dying, it comes alive in spring, and the apogee reaches early autumn when students are looking for apartments. It is similar this year. However, a faster decrease in the number of apartments on offer may be disturbing than usual. There were fewer of them at this time of year in 2022, when a wave of refugees from Ukraine came to Poland – says Marek Wielgo, an expert of the Gethome.pl portal.

Rental market – offers disappear

According to the data of the Adradar real estate portals, 53.5 thousand appeared in the lease market in the lease market. new unique housing rental offers, i.e. by 14 percent more than in June. The situation was varied in other metropolises. In Krakow, the offer fell by 3 percent. (up to 6.3 thousand), in Wrocław – by 2 percent (up to 5.2 thousand). In Gdańsk, the number of apartments for rent increased by 9 percent. (up to 2.5 thousand), although it is still more than one fifth smaller than at the end of last year. In Łódź, the offer increased by 7 percent (up to 3,000), in Poznań – by 6 percent (up to 3.4 thousand), and in Katowice remained at the level of 2.3 thousand. premises.

– Only in two metropolises, in Warsaw and Wrocław, available on the market for rent are still medium cheaper than at the end of last year. However, there are many indications that in September at the latest in all metropolises we will note an increase in average rent rates – notes Marek Wielgo.

He adds that the budget at the disposal of students allows a few independent rental of living. A studio apartment is a luxury, which is why they are most often looking for larger places where they could co -colleagues or friends and thus reduce expenses.

Rental market – the impact of supply on rents

How does the supply situation affect rents? Especially students looking for apartments in Warsaw must take into account higher costs. The cheapest premises disappear from the market. According to Gethome.pl data, the median rent in the capital was about 4.7 thousand. PLN, i.e. it was 2 percent higher than in June. In Poznań, the median increased by 3 percent. (up to PLN 2.6 thousand), and in Wrocław by 1 percent (up to PLN 2.8 thousand).

– In this last city, the average rental rate went up, despite the increase in the offer. This may indicate that relatively expensive premises hit the market, and the cheapest began to disappear from it – comments Marek Wielgo.

In Krakow, the median rent was 3,000 in July. PLN, in Gdańsk – 3.2 thousand PLN, in Łódź – 2.2 thousand PLN, and in Katowice – 2.1 thousand zloty. Only in Warsaw and Wrocław available apartments for rent are still medium cheaper than at the end of last year.

Rental market – which cities are the most expensive?

According to data from Gethome.pl, Warsaw is the most expensive place to study. The median rent for two -room apartments in July was about 3.8 thousand. PLN per month, and three -room – approx. 5.5 thousand zloty. It is slightly cheaper in Gdańsk, Wrocław and Krakow. The median monthly rent for two -room apartments was about 2.8-3 thousand. PLN, and for three -room, respectively: 4.2 thousand, 3,500 and 3.9 thousand zloty. The cheapest are Łódź and Katowice – two -room apartments cost 2.1-2.3 thousand. PLN, and three -room – 3.2-2.5 thousand zloty.

– In practice, rents may be lower in practice, because the website gives offers. Students usually aim at premises cheaper than the market average. In addition, in each of the academic centers, rents are varied, and their amount depends primarily on the location, but also on the standard. Of course, for the vast majority of students, this location is crucial. They do not want to waste time on long commuting to the university from distant corners. In addition, they want to use the attractions that the city offers them – explains Marek Wielgo.
