The Calfrost factory in Kalisz, closed after being taken over by a Ukrainian company, is up for sale. The only interested party is the developer who sets the conditions.

The Calfrost frozen food factory in Kalisz, taken over by the Ukrainian company Trzy Niedźwiedzie in the fall of 2023, will be sold. The new owners, after closing the plant and dismissing all employees, put the property up for sale for PLN 12.9 million. However, there is little interest from potential buyers. The only willing person is the developer, who sets the condition: demolition of all existing buildings before the transaction.

Attractive location, difficult start

The Calfrost area is located in a convenient location in Kalisz, close to the Amber shopping mall and the bus and train stations. Despite its attractive location, the property did not attract the interest of investors who wanted to continue industrial activities. The main obstacle is outdated equipment and poor technical condition of the facilities.

The president of Nordis, the owner of Calfrost, Kostiantyn Walczuk, in an interview with Faktaliskie.info explained that the developer, who is a potential buyer, expects the area to be completely cleared of buildings. “The client wants clean land, ready for development,” he said.

Factory closure and layoffs

The decision to close the factory was made in May 2024, and the new owners justified it by the plant’s unprofitability and high energy consumption. According to director Maryna Simonowa, the factory was in poor financial condition, which resulted from many years of neglect and lack of investment.

President Walczuk also explained that the purchase of Calfrost was necessary because Trzy Niedźwiedzie could not acquire Nordis without its Kalisz branch. At the same time, he assured that Nordis’ operations in Zielona Góra are not at risk, and the company plans to develop production and increase employment.

According to Walczuk, the area after Calfrost is best suited for residential investments, which may explain the developer’s interest. The property gained value primarily because of its location, but its transformation into a development site requires the removal of existing infrastructure.
