A silent “bomb” in blocks of flats from the Polish People’s Republic. Experts talk about an upcoming wave of failures
Experts warn: old installations in prefabricated blocks of flats may soon cause costly breakdowns and flooding of apartments.
Residents of prefabricated blocks of flats may face installation failures more and more often in the coming years. Experts indicate that the greatest threat is not the structure of buildings, but old water and sewage systems.
Although buildings from the times of the Polish People’s Republic still serve as homes for millions of people, and their durability can reach up to 120 years, the age of the installations is becoming an increasing problem. In many cases, the pipes have not been replaced since construction.
Old pipes are the main cause of problems
The greatest risk concerns installations made of cast iron or steel that have been in operation for several decades. Over time, they corrode and their interior becomes covered with sediment and rust.
This leads to a reduction in the cross-section of the pipes and impedes the flow of water. The problem may remain invisible for a long time, which is why many residents are unaware of the deteriorating condition of the installation.
Installation failures in prefabricated blocks appear suddenly
Experts emphasize that faults in such systems often occur without prior warning. Galvanized steel pipes, commonly used in the 1960s, 1970s and 1980s, are particularly susceptible to damage.
Although they may look solid from the outside, their interior can be severely damaged. Corrosion develops for years until it weakens the material and ultimately causes the pipe to burst.
The consequences of a failure can be costly
Damage often occurs when pressure changes suddenly. The result is flooding of apartments, damaged floors and the need for long-term drying.
Often, a downstairs neighbor is the first to learn about the problem when he or she notices a leak. In such situations, there are also costs of repairs and possible compensation.
Installation failures in prefabricated blocks of flats give warning signals
Specialists point out that installations may indicate a deteriorating condition earlier. The most common symptoms include unusual sounds in the walls, noises in the pipes, a drop in water pressure or a change in its quality.
Regular inspections and monitoring of your installation can help detect problems at an earlier stage. This helps reduce the risk of serious damage.
The problem will increase in the coming years
According to analyses, within 3-5 years, residents of prefabricated blocks may increasingly experience failures of water and sewage installations. This means the need to make decisions about modernization.
Although the buildings themselves are not currently structurally endangered, the condition of the installations may soon become the greatest challenge for housing communities and cooperatives.
