A room for the price of a studio apartment on the outskirts. This is how much a place in a private dormitory costs

Private dorms are fighting for students’ hearts and wallets. Modern rooms with access to kitchenettes, no additional charges for electricity or water – but it’s not cheap. We check the offer in Krakow and Warsaw.
The number of people looking for a flat to rent increased in June by 13% month-on-month, and in July by as much as 23% – according to data from the Otodom portal. In previous years, such an increase was observed only from the end of August. Why did it accelerate this time?
– There are many indications that those interested in student rentals have learned their lesson from previous years and decided to start searching earlier. This is not a bad tactic, because a lot of apartments purchased for investment purposes in 2021-2022 have appeared on the market, they are new, well-equipped, located in interesting locations. Owners, especially those who supported the purchase with a loan, want to rent them now, and the competition, due to the increase in the number of offers, is greater. Tenants have noticed this opportunity and are looking for opportunities – said Ewa Tęczak, real estate market expert at Otodom, quoted by “Puls Biznesu”.
Prices in private dorms
Private student dorms are also competing for students’ attention (and wallets!) This is something new: a few years ago, there were practically none in Poland, and now several chains are clearly “making themselves at home” in academic cities. There are several advantages to such accommodation: the company of other students (although this will be an obstacle for some), good location, access to common areas (gym, study room), new equipment, and all bills (electricity, water) are included in the price. But it won’t be cheap. The Warsaw student dormitory Student Depot will rent a 16-meter single room for PLN 3,250 per month. The room includes a kitchenette with a fridge and a hotplate for cooking, and a bathroom with a shower.
A single room in an apartment (this is the term used by the owner of the facility) for four people costs PLN 1,990 per month. Such an “apartment” consists of four rooms with an area of 9 square meters each, the kitchenette is shared. Tenants have two bathrooms at their disposal. There is also a “Studio Premium – 27 square meters, two beds, bathroom, kitchenette, costs PLN 2,100/month. These last two options are given as a curiosity: rooms of this type have already sold out.
It is cheaper in the dormitory of this chain in Krakow. A single room (“apartment”) costs PLN 2,600 per month, and a 16-meter room for a couple – PLN 2,800. The cheapest is a two-person “apartment” with an area of 24 square meters: it costs PLN 2,800 per month.
