A new definition of luxury. This is why the apartment becomes “premium”

Premium real estate is more than the price. What counts is location, design and prestige that define a new dimension of luxury on the Polish housing market.

The definition of housing luxury is not clear. Premium real estate is not only the highest price, but also a unique location, unique architecture, above -standard finish quality and a sense of privacy. This is a market segment that meets the needs of the most demanding customers, looking not only for the area, but also of the lifestyle.

– Premium real estate market is governed by its own rules. Here the price ceases to be the main criterion, and the real value is defined by elements that cannot be copied or repeated. Premium is primarily a location – unique, prestigious, often historical, whose availability is increasingly limited – notes Bartosz Dąbrowski, the Sales and Marketing Director of Ekopark in an interview with “Wprost”.

From location to design – the key to the premium property segment

According to the expert, luxury begins where standard solutions cease to be enough, and every detail of the investment matters.

– Design and common parts are also of great importance in the luxury segment – they are no longer just a functional addition, but a carefully designed space that increases the comfort of life of residents, builds a community and gives a sense of uniqueness. Premium is also a view that becomes an integral part of everyday life. It is the panorama that can be admired from your own apartment, gives the investment character and creates emotions that no other element will replace – explains Bartosz Dąbrowski.

The expert adds that the market quickly shows which projects really deserve to be called Premium.

– On the market, where such advantages are becoming rarer, real value is gained by projects combining all these qualities. An example is the Krakow investment The View – one of the last addresses in the city center, from where there is a direct view of Wawel and Wisła. The combination of a unique location, refined design and common spaces created for residents means that it fully corresponds to the definition of the premium market, and its uniqueness guarantees growing value in time – notes Dąbrowski.

Where is the developer luxury selling?

Market analysis carried out by experts of the RynekPierwotny.pl portal shows that we can talk about a real premium segment in the case of apartments whose price exceeds twice the average market. It is they who determine the limits of luxury – both in terms of value and prestige.

According to data from 2022–2025, the participation of such premises in the sale of new apartments is very diverse. It is the least visible in Bydgoszcz (0.01 percent), Lublin (0.02 percent) or Katowice (0.09 %), and slightly larger in Krakow (0.43 percent), Wrocław (0.47 percent) and Warsaw (0.56 percent). The biggest surprise, however, is Gdańsk, which with a result of over 1 percent. On average, and in the spring of 2025 even 3 percent, he definitely distanced other metropolises.

– If someone expected Warsaw to achieve the highest result, they may feel surprised. As you can see, Gdańsk is a definite leader, which was overtaken by Kraków and Wrocław outside Warsaw – notes Andrzej Prajsnar, an expert of the RynekPierwotny.pl portal.
