Andalusia, Costa del Sol and Malaga are real pearls on the map of the Spanish “real estate market”. Here, the numbers speak for themselves – according to INE in the first half of 2025, 18,245 properties were sold in Malaga itself, which means an increase of 12 percent. y/y and the second highest result over the past decade.

As the expert notes, real estate prices on the Costa del Sol definitely stand out from the background of Andalusia and the whole country, and among the most prestigious addresses as many as six of ten are just here, headed by the famous La Rozeta housing estate in Benahavís, which once again conducts the ranking.

– It is worth remembering that in the luxurious segment the choice is very limited. That is why the owners of unique real estate have comfort to calmly wait for the appropriate buyer. When buying a real estate on Costa del Sol, we get much more, including a fantastic climate and a unique lifestyle-it is a magnet and it is difficult to find a second such place in Europe, which also has a significant impact on prices-says Agnieszka Marciniak-Kostrzewa from Agnes Inversions.

Is it worth investing in Spanish real estate?

The data show that the Spanish real estate market is distinguished by stability compared to more dynamic markets, such as Poland. According to Deloitte, in 2024 real estate prices in Poland increased by as much as 19.3 percent, while in Spain the increase was 8.8 percent, which is also confirmed by Eurostat (8.5 percent compared to almost 15 % in Poland). This level of dynamics means that investments in Spain can be seen as more predictable and safe, especially for people looking for long -term capital protection.

– Analyzing the last transactions, one can notice a clear trend that in the premium segment real estate prices are still rising. Negotiations with such purchases usually start with very small values, which shows the power of sellers. However, in the case of real estate below one million euros, there are more negotiations, which results from the greater supply of such offers on the market-explains Agnieszka Marciniak-Kostrzewa.

He emphasizes that the availability of financing, still low interest rates on mortgage and inflation, make the drop in prices unlikely.

– The real estate market in Marbella still presents strong growth potential, especially in the highest segment – sums up the expert.
