We talk with Grzegorz Barbachowski, president of the board of Home Invest, who has been operating on the development market for 20 years, about development, challenges and a new investment, which can change the prestigious fragment of the capital.

Mr. President, two decades of Home Invest activities are certainly an opportunity to reflect. How has the company changed during these 20 years and how has the Warsaw housing market changed?

Two decades of Home Invest activity is indeed a moment that prompts to summaries, but also inspires to look into the future. We started as a small developer, and today we are a recognized brand that has gained the trust of thousands of customers. During these 20 years we have completed and currently we have a total complement of 30 investment tasks in Warsaw, covering nearly 4,000. flats and service premises. More investment projects are ahead of us. We have a land bank enabling the construction of over 3,000 premises. However, we are constantly looking for new land to further develop the offer.

The Warsaw housing market underwent a huge transformation at that time. The capital is growing dynamically, and with it the expectations of residents change. At Home Invest, we have always tried not only to respond to these needs, but also to overtake trends. Our estates: Warsaw Świt or the Ursynów enclave are thoughtful spaces that combine the comfort of living with investment potential.

So what distinguishes Home Invest from the competition?

First of all, since 2005 we have been operating on the Warsaw development market, based fully on Polish capital, which allows us to react flexible and quick to customers. We implement projects with timeless architecture and a high standard of performance. We care about functionality and comfort, offering apartments with spacious balconies, loggias or terraces in attractive locations, close to nature and urban infrastructure, e.g. near the subway. Our goal is to create spaces that combine modernity with practicality. We build flats for a wide range – from young people and families looking for functional spaces, by professionally active people, valuing the proximity of the center of Warsaw, after investors interested in high rental potential. We focus on quality, timeliness and professional service, which builds the trust and satisfaction of our clients.

Would you recommend buying an apartment in a home invest someone from your family or friends?

Of course. I am proud that our investments enjoy great recognition of customers. This is evidenced by the fact that not only our clients, but also our employees, as well as my friends and family buy apartments in these projects. For example, in the investment in Warsaw, many of them decided to buy, appreciating high quality, great location and modern solutions we offer. This is the best proof of trust in our brand for me.

What needs do customers have today on the housing market? What matters to them the most?

Customers are looking for apartments in well -connected districts of Warsaw, near the subway, public transport stops, railway stations or key artery, such as in our investments in Targówek or Ursynów. The proximity of infrastructure – schools, shops, green areas – is equally important. In the era of high costs of life, customers expect a reasonable price -quality ratio. They also value thought -out layouts of apartments, which allow adaptation to changing needs, e.g. remote work or enlargement of the family. A growing group of customers asks about ecological solutions, such as energy -saving materials or green areas around the estates. At Home Invest, we focus on modern construction technologies and care for common spaces, e.g. courtyards or playgrounds. Customers expect transparency and certainty in terms of purchase. That is why we use trust accounts and clearly communicate the terms of contracts, providing clients with peace in the purchase process.

Which investments of Home Invest are you particularly proud of?

I am particularly proud of our first investment in Warsaw’s Wola, at ul. Jan Kazimierz 64 – Wola Prestige. 669 premises were created within four stages. It was this investment that initiated our activity and contributed to the construction of a stable Home Invest position on the Warsaw development market. We proved then that as a new company, we can successfully provide functional apartments in an attractive location. The currently implemented Multi -stage Warsaw Dawn project, which so far is our largest developer undertaking, including the implementation of nearly 2.5 thousand. apartments in Warsaw’s Bródno.

Housing prices in Poland have increased significantly since 2023. Do we catch up with Western Europe and will this growth finally stop?

This is true, the prices of apartments in Poland, especially in Warsaw, have significantly increased since 2023. This is the result of increased demand caused by, among others Safe 2 % loan program, insufficient supply at that time and rising construction costs. Do we catch up with Western Europe? We are still below the average prices of apartments in these countries. In turn, since mid -2024, we have been observing the slowdown of growth dynamics, which is largely caused by the growing supply and high level of interest rates – one of the highest in Europe. In the Home Invest, however, we adapt our offer, focusing on competitive prices and high quality to meet the expectations of customers on this variable market.

Many people think that developer margins are very high. What does it look like?

I think that the narrative with high developer margins is often exaggerated. In fact, margins in our industry are very diverse and should be considered in the context of the entire investment process, which in practice can be up to 5-6 years from the date of purchase of the land. Our margins oscillate around 15-20 percent, which allows stable investment.

What does your vision of city development look like? What Warsaw are you going to?

I see Warsaw as a modern city, balanced and friendly to residents. Our vision of development is based on the creation of spaces that combine functionality with the high quality of life.

We want the capital to be a city where residents have access to well -designed housing estates with ecological solutions, such as energy -saving buildings and common spaces conducive to integration. We focus on transparency and cooperation with the city, so that our projects fit into the harmonious development of the capital.

Home Invest for the next 20 years – what is your vision?

I see our company as one of the leaders not only in the Warsaw development market, but also in several other Polish cities, which builds modern housing estates and sets new trends in housing. I want the Home Invest brand to be synonymous with trust, quality and social responsibility, providing apartments that meet the needs of current and future generations.

Speaking of time – you can see that a unique project is to be created at Rakowiecka Street … What can you reveal?

We are actually working on a unique, intimate project in the area of ​​Rakowiecka and Wiśniowa streets in Warsaw’s Mokotów. Details and details are still in the preparation phase. I can only reveal that we are planning to implement a modern multi -family building, which will stand out with a high standard of implementation and timeless architecture. The project will be harmoniously inscribed in the prestigious location of Mokotów. We want to create a space that will combine the comfort of urban life with the closeness of greenery and excellent infrastructure.
